Non-resident tax on rental income in Spain (Modelo 210)
Non-resident tax on rental income in Spain is paid through a return called Modelo 210: owners resident in the EU, Iceland, Norway or Liechtenstein pay 19% and can deduct eligible expenses, while everyone else pays 24% on gross income. Orden HAC/623/2026 changed the filing deadlines for Modelo 210 for rental income, so the last separate quarterly return under the old calendar, for July to September 2026, is due between 1 and 20 October 2026. This guide explains what is taxed, which expenses count, what happens in the months a property stands empty and how to file.
VAT on Tourist Rentals in Spain 2026: What Applies Today and What Is Still Only Proposed
Spain has not raised VAT on tourist rentals, despite coverage suggesting otherwise. The 21% rate announced by the government on 29 June 2026 was postponed on 28 July for lack of parliamentary support — Junts and Podemos both opposed it — and as of the end of September 2026 it has not been approved by Congress. What applies today is unchanged: a letting without hotel-type services is exempt from IVA, and a letting with them is taxed at 10%. Hotel-type services means cleaning during the stay, changes of bed linen during the stay, reception of guests and catering. That single boundary currently separates 0% from 10%; if the increase is approved it will separate 0% from 21%. The housing package, reported to cap seasonal contracts at 12 months with reclassification into a five-year residential lease, sits in the same queue and is also unapproved. For owners in Alicante province, where registered tourist homes fell from 40,273 to 32,148 in a year, the sensible response is to plan 2027 in two versions.
Property Management Fees in Spain: What an Owner Actually Pays Across the Whole Chain
Full management of a tourist property in Spain is quoted at 18% to 25% of gross rental income, with individual operators at 17% plus VAT; inside the industry, anything below 15% for a full service reads as a reduced package. The channel commission is charged on top and not inside it: Booking.com from about 15%, rising to around 18% for Preferred Partner and 23% for Preferred Plus, plus 1.1–3.1% payment processing, while Airbnb moves every host in the European Economic Area and Switzerland to a single 15.5% commission from 13 October 2026. A property sold through full management on a promoted listing therefore gives up well over a third of gross revenue before IBI, utilities, community fees and tax. No independent public measurement of the direct-versus-platform split exists for Spain in 2026, so owners have no benchmark for a manager's direct-channel claims. The figure that decides the question is not the percentage quoted but the net received per channel: PriceLabs put dynamic-priced properties at €117 RevPAR against €39 for static rates.
