Modelo 210 in 2026: Quarterly Filing Ends and the Annual Deadline Begins

Order HAC/623/2026, published in the BOE on 23 June 2026 and in force since 24 June, ends quarterly filing of Modelo 210 on Spanish rental income for non-resident owners. The return becomes annual, due in the first twenty calendar days of April of the year after accrual, with direct debit running from 1 to 15 April. The Modelo 210 filed in October 2026 for the third quarter is the last quarterly one; the first annual return falls in April 2027. Imputed income on a property kept for personal use moves to a 1 April – 31 December window from 2026 income, while 2025 imputed income is still declared during 2026. Rates are unchanged: 19% for EU, Icelandic and Norwegian tax residents, 24% for everyone else — but only the first group deducts IBI, community fees, insurance, utilities, repairs, mortgage interest and 3% depreciation. The practical effect is that four annual reminders disappear: 2026 expense records have to be collected now and produced only in April 2027.

Airbnb is changing how its service fee works in Europe. From 13 October 2026, hosts in the European Economic Area and Switzerland, including Spain, pay a single fee of 15.5% of the booking total, and the guest pays no separate service fee at all. Previously the host paid around 3% and the guest around 14–16% on top of the nightly price. Airbnb's own example shows a guest price of 115 and a host payout of 97. Hosts outside the EEA moved on 15 September 2026; Brazil and Mexico stay at 16%. The total load on a booking rises by roughly half a percentage point, but the displayed price now sits close to what the guest really pays — which makes channels comparable for the first time. Booking.com charges about 15% base, up to about 23% for Preferred Plus, plus 1.1–3.1% payment processing. In the province of Alicante 77.4% of hosts are private and non-professional, and most run a single property with no revenue manager watching the payout line.

Tourist Rentals in Spain 2026: Legal Supply Fell 10.7% While Demand Rose 12%

Spain's registered tourist-home stock fell to 341,001 properties in May 2026, down 10.7% year on year — the sharpest decline INE has recorded. Demand moved in the opposite direction: 1.48 million international visitors stayed in rented homes in July, up 12.0%, roughly three times the growth rate of hotels. The contraction is sharpest on the Costa Blanca, where the province of Alicante fell from 40,273 registered properties to 32,148, with Torrevieja down to 3,887 and Dénia to 2,926. Supply is shrinking not because owners are leaving, but because registers are being audited, communities of owners can now veto tourist use, and municipalities are capping licences. For a correctly registered property this means fewer legal competitors for the same guests. For an incompletely registered one it means losing the listing: since 20 May 2026 platforms must block listings without a valid registration number.
